Johnson & Johnson announced plans to separate our Consumer Health business to create a new publicly traded company. The process of the planned separation is anticipated to be completed within 24 months, and it will be subject to legal requirements including consultation with works councils and other employee representative bodies, as required, and other customary conditions and approvals. 

 It is anticipated that, following conclusion of the transaction, this position may be conveyed with New Consumer Health. In that case, details of any planned changes would be provided to the successful candidate by New Consumer Health at an appropriate time and would be subject to any necessary consultation processes.     

Job Description

The Director, Real Estate and Workplace Strategy is accountable for leading the annual E&PS Real Estate Strategic Planning Process and for developing the overall workplace strategy for the design and operation of facilities. This includes setting J&J’s Real Estate policy and monitoring performance to assure tactical delivery of projects that add value to the enterprise. This individual will communicate and align on workplace program principles at the management level of business and partner functions.

A suitable candidate for this role will have Global coordination of real estate needs across all regions and work collaboratively with senior levels and functions of the organization. Strong presentation skills and deep experience in workplace strategy, program development & deployment, facilities operations, and design & construction.

Key relationships include collaborating with business leaders and E&PS staff, define and deploy Sector Real Estate/property strategy.

Key Responsibilities

Real Estate Strategy
  • Understand business and enterprise goals. Accountable for content and process to develop global RE strategic plan by working with E&PS region leaders to bridge region objectives with enterprise goals to build win/win strategies, aligned with E&PS strategic priorities
  • Lead the strategy planning process to bridge enterprise and region strategies to build a holistic strategic plan and LRFP. Collaborate with appropriate members of E&PS and finance to ensure deliverability
  • Secure annual approval of strategy from E&PS executive leadership
  • Lead RE strategy as functional specialist/leader with vision, while collaborating with business leaders to develop roadmap/plan Real Estate strategies and portfolio optimization activities

Real Estate Operations and Analytics
  • Real Estate Operations: Conceive, develop, and lead global real estate management reviews (QBRs) to ensure performance is being managed per plan (global and regional). With the regional RE leads, liaise with regional CFOs to present real estate initiatives in governance forums. Owns the technology platforms for RE: salesforce, CURVE, and SharePoint. Owns the process for RE budget management and reporting
  • Performance Management: Lead a performance culture that selects the appropriate metrics to move strategy forward. Deploys process such that regional performance is managed, measured, and data based “real time”. Accountable for RE global metrics and performance management systems to measure performance globally

Leadership and Group Management
  • Direct portfolio planning and optimization activities. Develop a talent pipeline for S&A and build a culture of continuous improvement driven by metrics, benchmarking and standard methodologies
  • Define GMB Operating and Governance Model and implementation
  • Accountable for the definition of the functional competencies, overall learning and development strategy and plan for Real Estate

RE Policies and Data Strategy
  • Build and manage within Real Estate: playbooks, approval paths, governance, education and training, change control process
  • Coordinate a comprehensive Data Strategy to ensure a Data System in place to manage all RE data in alignment with E&PS Data Strategy

Global lease administration / standardization
  • Direct the development of new planning processes, methodologies and tools to accommodate growth and translate facility plans into capital requirements. Lead development of a formal J&J process for real estate strategy and planning. Responsible for leading the GLA deployment.

Workplace Strategy
  • Coordinate and drive the design of J&J Workplace Strategies and program to achieve E&PS objectives
  • Use global experience and external information to build programs that best satisfy business needs
  • Provide oversight and governance for all programs within workplace strategy
  • Apply logical governance criteria to consistently deploy programs in partnership with regional teams
  • Own FM workplace and articulate the strategy to the business and leadership as required
  • Set program targets defined from external and internal benchmarks and research
  • Apply insights to shape programs and strategies
  • Promote understanding of Workplace Programs and lead a strategic mentality to support FM organizational evolution to the future of work
  • Use external and internal insights to drive the continuous improvement of existing workplace programs and lead the development of new workplace programs
  • Manage and direct the workplace strategy team
  • Maintain the organizational expertise and capability to develop and drive the programs
  • Understand the impacts of GHS, EHS, HR, IT, etc. on the Workplace Program and update program elements as needed

Qualifications

Position Requirements:
  • 10 + years of experience in roles of growing responsibility in business, finance, real estate, procurement, engineering, or strategy
  • Bachelor’s in engineering, architecture, real estate, management or finance degree required
  • Proven track record as an effective strategic leader with experience managing a significant global portfolio
  • Excellent ability to establish credibility quickly and possess the ability to develop productive business relationships
  • Knowledge of industry trends and leading practices with respect to workplace strategy and innovation
  • Well-honed influencing skills; the ability to consider many different viewpoints but facilitate effective business decisions
  • Strong leadership skills; capable of proactively leading change. Strong management skills with demonstrated ability to manage and grow an effective team
  • Solid grounding in technology and appreciation for how it can contribute to identifying metrics and aid in decision making
  • Excellent performance management skills with demonstrated experience to manage performance via performance metrics

Preferred Requirements/Competencies
  • Experience in design/architecture
  • Advanced degree in business, law, engineering, or finance preferred
  • Involvement with relevant industry organizations and knowledge of key thought leadership
  • Experience in the execution of strategic office & lab plans and tactics to deliver on business objectives to increase capital asset efficiencies and development of people/talent
  • Experience developing strategies addressing office and lab environments
  • Experience in proactive cross-functional collaboration to develop and ensure delivery of projects/programs required to achieve goals
  • Documented success achieving individual, departmental, and company goals
  • Global experience preferably across multiple geographies
  • Experience leading and managing complex workstreams and multiple staff members; experience managing a geographically dispersed team
