J&J’s Engineering & Property Services organization provides end to end services for all J&J buildings from Real Estate, Engineering & Strategic Project Delivery, to Facilities Management. With a profound influence on the entire J&J Enterprise, E&PS provides innovative workplaces where employees can collaborate and grow by delivering flexible site solutions which enable our business to best serve our customers, patients, and global community.

Reporting to the VP, E&PS Americas, the Head of Global RE COE is accountable for global governance of real estate strategy, along with over 100 footprint decisions per year to optimize (long term, 5+ year impact), including lease, buy, sell, renew. Total annual budget responsibility of $200 million direct management held at the enterprise/corporate level with influencing on an additional $200 million of global real estate investments. This Executive oversees the sale of surplus sites amounting to over $500 million in cash value and $400 million in capex / $10 million in expense both per year. S/he manages team of 3-4 Direct Reports and an Indirect team of 10-12.

Global Leadership and Governance

Accountable to deliver value by aligning the company’s 1,100+ real estate holdings with its business strategy - responsible for J&J’s enterprise footprint transformation globally. Lead governance over the Global Real Estate Model to deliver significant value while improving service levels and employee engagement. Expected to lead A&D across all Engineering & Property Services functions in all A&D projects.

Executive responsibility for enterprise real estate strategy, globally. Manages a global strategic supplier that delivers 100 real estate deals annually, valued at $300 million.

Leads surplus site sales, valued at $500 million over 5 years.

Responsibility for the leading cross functional / TOSC strategic programs that amplify enterprise value. Focus areas shall include Capital Governance, Project Management, Innovation, and others that arise from TOSC LT priorities.

Executive Engagements

Has direct and frequent executive engagement with Corporate CFO, GOC CFOs, Treasurer, JJSC CFO as owner of enterprise footprint strategy, and the TOSC Leader and LT for strategic program creation / deployment.

Global RE Strategy

Key Responsibilities
  • Responsible for global governance of J&J’s real estate strategic plan, projects, and decisions; Leads the global Real Estate council to deliver value by aligning the company’s real estate holdings with its business strategy
  • Governs the Global Real Estate Strategic Plan to deliver +$300MM in value
    • Influencing $400 million / yr. of global real estate investments (held at the enterprise/corporate level)
    • Accountable for J&J’s enterprise footprint transformation globally, expected to consolidate over 250 locations by 2025
    • Lead the council to deliver 200 enterprise real estate deals/decisions each year
  • Establishes and manages the global external partner strategy, relationship and contract to execute over 100 Global Real Estate transactions
  • Leads the Global RE Governance board, creates strategy, drives metrics, new program deployment and manages escalation of noncompliance/exemptions
  • Ownership of RE Taxonomy, global processes / standards etc., that govern J&J’s real estate processes and policy frameworks


Property Sales and A&D Leadership
  • Expected to lead A&D across all Engineering & Property Services functions in all A&D projects (approx. 200 sites acquired / divested over the past 3 years)
  • Responsible for leading the RE strategy and playbook in support of Acquired or Divested Companies or Sites
  • Accountable for leading the Global property disposal program to liquidate $400 million in surplus properties by 2025


TOSC Strategic program leadership
  • Responsibility for the leading cross functional / TOSC strategic programs that amplify enterprise value.
  • Focus areas shall include Capital Governance, Project Management, Innovation, and others that arise from TOSC LT priorities
  • Will shape and deploy programs that drive value across the enterprise via the Technical Operations and Supply Chain Strategy platform


Executive / Customer Engagement
  • Directs executive engagement with Corporate CFO, GOC CFOs, Treasurer, JJSC CFO as owner of enterprise footprint strategy. TOSC LT for strategic programs.
  • Establishes key relationships with internal executives / customers to deliver service levels and meet business milestones in support of their objectives (including Consumer, MD, Janssen, and all other functions including Corporate)


Supplier Management, Performance Measurement, Policy Setting
  • Accountable for establishing and managing global RE central expense budget ($10 million / year)
  • Responsible for governing global Real Estate policy for the company, including compliance requirements, deal governance, brokerage agreements, and personnel training
  • Manages scorecards for performance measurement of the global RE footprint and policy framework, and performance v. LRFP


Key Partnerships

Internal - establish and manage relationships with key senior leaders including those senior leaders; establish and manage relationships with key enabling partners

External - strategic partner relationships; cross-segment RE/FM/PM relationships; institutional and network forums
  • Serves as extended member of the E&PS global LT
  • Serves as the external Real Estate face of Johnson and Johnson
  • May serve on external boards of directors in industry groups: Corenet, IAMC, etc.
  • Serves as rotating member of other councils, as appropriate
  • Frequent attendee and participant in the TOSC Leadership team and likely the Enterprise Forum LT / SCLT

Qualifications
  • University / Bachelor’s Degree is required; Master’s degree in real estate, business, or equivalent, is strongly preferred
  • Minimum 20 years’ work experience in Real Estate or closely related field is required
  • Minimum of 15 years of CRE / finance experience is required
  • Minimum of 10 years managing people and large global teams is required
  • Deep knowledge of real estate and delivering complex footprint strategy
  • Ability to travel globally and domestically 30-40% annually is required
  • Ideally based in NJ/PA, Zug or High Wycombe. Other major hubs in US and EMEA may be considered.
