Johnson & Johnson announced plans to separate our Consumer Health business to create a new publicly traded company. The process of the planned separation is anticipated to be completed within 24 months, and it will be subject to legal requirements including consultation with works councils and other employee representative bodies, as required, and other customary conditions and approvals.      

 It is anticipated that, following conclusion of the transaction, this position may be conveyed with New Consumer Health. In that case, details of any planned changes would be provided to the successful candidate by New Consumer Health at an appropriate time and would be subject to any necessary consultation processes.     

Job Description

The Manager, Real Estate EMEA is accountable for working in collaboration with the Regional Portfolio Lead to achieve J&J’s business and enterprise goals and map its strategies and initiatives into regional and country real estate solutions.

This role is responsible for supporting real estate planning within a region, ultimately contributing to the standardization of real estate planning regionally and globally. This role supports the definition and deployment of regional real estate/property strategy in collaboration with regional business leaders. They represent real estate management functions and assist in the development of cross-functional regional business plans, identifying and defining real estate opportunities, and supporting the development of appropriate solutions to achieve optimal real estate investments.

A suitable candidate for this role will have the ability to facilitate decision-making processes at country and affiliate levels while also working collaboratively with senior levels and functions within the region.

Key relationships include Regional Planning Managers, Regional Transaction Managers, Lease Administration, NCHC Affiliates, and E&PS employees.

Roles And Responsibilities
  • Collaborate with the Regional Portfolio Lead to contribute to feasibility studies that evaluate viable alternatives and balance business needs with enterprise direction and affordability
  • Develop draft recommendations based on region and country-specific real estate knowledge and leading practices for the Regional Portfolio Lead’s review
  • Maintain region and country-specific market intelligence in order to capitalize on opportunities as well as to react to time-sensitive projects and initiatives
  • Assist in the development of business cases for change to support proposed solutions
  • Proactively identify strategies to optimize the real estate portfolio
  • Utilize knowledge of New Consumer Health Company’s real estate portfolio and the country and region real estate market to carry out portfolio analysis and optimization activities
  • Provide in-region real estate planning support
  • Serve as an active business solution partner establishing deep connections within local business units
  • Understand business needs and consider real estate strategies and solutions to address them in a cost-effective manner
  • Support the deployment of new planning processes, methodologies, and tools to accommodate local growth and translate facility plans into capital requirements
  • Contribute to the standard region and country acquisition and disposition strategies and processes that align with regional and sector requirements in a timely and cost-effective manner
  • Manage real estate transactions (i.e., acquisition, and disposition of owned and leased properties)
  • Involvement in activities necessary to initiate and complete transactions – this includes:
    • Understanding the business need
    • Identifying options
    • Engaging brokers
    • Performing market analysis
    • Coordinating preparation of due diligence analysis, valuations and appraisals, letters of Intent, RFPs, financial analysis, and lease/buy analysis
    • Leading the contract negotiation of leases and purchase sale agreements
    • The development of the business cases
    • Ensure transactions meet the business needs, are cost-effective and comply with New Consumer Health Company’s policies and country-specific requirements, and best protect NCHC’s interest
    • Understand the real estate market and track properties’ purchase/sale costs, rental rates, vacancies, and other market conditions
    • Participate in negotiations with purchasers, sellers, landlords, community groups, government organizations, and agencies in order to accomplish stated real estate goals
    • Oversee the activities of external brokers and consultants used to support transaction activities including new purchases/leases, lease renewals, subletting, lease surrenders, restoration issues, property dispositions, etc.
    • Actively engage with the Regional Portfolio Lead to understand business needs
    • Report on the status of executed transactions to the Regional Portfolio Lead and the business
    • Work with others to ensure strategies are aligned and delivery of solutions is properly coordinated
    • Communicate planned transactions to others to ensure proper hand-offs and coordination of activities pre and post transaction
    • Dispose of properties to generate cash and reduce the real estate footprint to achieve annual targets

    Qualifications

    Position Requirements:
    • Bachelor’s degree in Business Administration, Real Estate, or equivalent work experience required
    • Minimum 5 years of relevant experience
    • Experience contributing to regional strategy and planning activities
    • Strong business analytic skills and problem-solving skills
    • Specific skills in project management, technical, financial, or facilities management
    • Candidate should have a record of success working in the regional RE markets
    • Capable of proactively facilitating change
